Description
Exterior & Interior Finishes :
- External walls: double walls of (15+10 ) or (10+10) cm with anchors.
- External facades are of " monocouche" render with natural stone cladding ,as shown on the architectural drawings.
- Facade cladding : mortar fixation natural stone with anchors , wood texture or similar as shown in the perspective view.
- Water repellent will be applied on all sides of stone cladding, siluxane based,non pigmenting,to preserve the dry look of stones.
- Facade external render : generally referred to as "monocouche" render.The render will be a colored waterproofing and decorative mortar made of hydraulic binders,additives and water retention agents and pigments.
- Fairfaced concrete grooveless finish wih water repellant coating on balconies parapet as shown in the architectural drawings.
- Internal walls of 10cm with anchors when necessary.
- Painting of walls and ceilings are of first quality material 4 coats of putty for reception areas and 2 coats for other areas,with eggshell white finish.
- Floor of reception areas & main balcony : Marble of dimension 60x60cm or more, crema marfil classico,carara marble or similar.
- Floor tiling of bedrooms and services balconies: terrazzo or ceramic.
- Floor and wall tiling of main and guest bathrooms : 1st choice ceramics.
- Floors and wall tiling of children bathrooms,kitchens : 1st choice ceramics,with a matching granite top in the kitchen area.
- Painting of internal ceilings with water-resistant paint for wet areas.
- Waterproofing in all bathrooms,balconies,terraces,roof and flower beds.
- Building entrance of granite or marble tiling and wall cladding.
- Parking floors will be treated with colored hardener finished with phosphoric strips at 2.50x5.50cm.
Plumbing & Sanitary:
- The sanitary fixtures will be Italian European Made,or similar.
- The mixers will be of high quality European origin Grohe or equivalent.
- Insulated hot water reservoir of 150 liters on the bathroom attic.
- Independent water reservoir of 1000 liters on the roof for each apartment.
- Distributor water reservoir of 2x1000 liters on the roof for every 14 apartments.
- Water tank for the whole project with automatic water pump,and a water pit,if allowed by the Lebanese legislations.
- And as an extrat, a chauffage with all needed installatior and machinery will be added,and priced as extra cost,if requested by the buyer.
Carpentry & Wood work;
- Kitchen cabinets made from Melamine or similar.
- Main entrance door: made of reinforced wood with a frame made of solid natural maple wood or similar.
- Internal doors : made of reinforced solid wood frame & with natural wood veneered leaves with 3 coats of putty and paint.
- Aluminum profiles:Sidem 2000 aluminum with double glassing clear glass.
Electrical installation:
- Wiring devices (switches,sockets,etc...) will be of European trademark Legrand mosaic 45 or equivalent.
Heating system:
- One technical room will be dedicated for any potential add of boilers and a provision in the shafts will be studied accordingly.
Air Conditioning:
A provision for pipes and cables for the air conditioning split systems will be provided.A dedicated location for external units shown on the architectural drawings.Drainage for internal split units.
Elevators:
- Heavy-duty elevators with a capacity of not less than 6 persons,1,75m/sec or equivalent.
Security systems:
- Lightning system for the whole project and surge arrestor for all incoming signals ( EDL,dish,phone..) with the necessary earthing system.
- 2 wire system Videophone installation,Urmet or equivalent,collective antenna.
Others:
- 1 parking place on ground floor level for each apartment.
- Guest parking on ground floor.
- One guard room on ground floor.
