1 Structural Specification
Structure has been designed for seismic protection, as per Lebanese code.
The staircase and elevator shafts shall be in reinforced concrete. Exterior Double Walls.
2 Waterproofing
All basements shall be waterproofed. A sump pit shall be installed in the basement. All exposed areas shall be waterproofed. The roof terraces shall be protected with heat insulation and waterproofing membranes.
3 Exposed Aluminum
All profiles used shall be Sidem or equivalent. All bays shall be double-glazed. Aluminum shall be installed on main façade balconies, and paid for by apartment owner.
4 Façade Covering
Façade natural stone cladding & painting.
5 Internal Floor and Wall Tiling
Building entrance shall be in Marble, floor and walls. First floor staircase tiling shall be from same quality.
Within the apartment, tiling of living spaces shall be of marble, 2 cm thickness, dimension 60x60cm Bedrooms shall be in Ceramic 60x60.
All wet places shall be in Ceramic, UNICERAMIC, first choice or equivalent.
6 Internal Doors
Entrance door shall be covered with prime wood veneer, painted.
All other doors shall be pine wood doors, painted.
7 Kitchen Cabinets
Kitchen cabinets are water resistant laminated wood Egger with European accessories (Geahchan).
High Quality Granite Worktop.
8 Internal Paint
All walls shall be fully plastered. Paint used shall be TINOL, SIPES, or equivalent.
9 Sanitary
-All sanitary ware shall be Vitra or equivalent Wall Hung.
-All mixers shall be GROHE or equivalent, serie Classic or equivalent
-All networking shall be in PPR European brand or equivalent
-All drainage piping shall be in PVC, Ready or FUTURE PIPES, or equivalent .
-All risers shall be in vertical accessible shafts. Most of the sanitary network shall be within the false ceiling in the corridors.
10 Electrical Specs
Electrical Switches shall be Legrand or equivalent, series Arteor.
All circuit breakers shall be Merlin Gerin or equivalent
11 Air Conditioning
Concealed Heat Pumps Split System for reception area and wall mounted split units for bedrooms. GreeAir-conditioning or equivalent
12 Lifts
There shall be one lift in the property with a capacity of 1,100 Kg.
13 Water Storage
Separate reservoir for each apartment. Underground well available.
14 Generator
Electrical Generator Power Supply with Soundproofing.
Automatic transfer switch panel board with full load capacity.
15 Other
Fire detection devices installed in basement, and Staircase.
All access doors to technical shafts shall be fire rated.
Videophone shall be installed in every apartment.
Wireless Controlled garage door.
One covered parking spot per apartment. (Additional Parking Spots Available).
